The Prosper Town Council approved zoning for a 143-acre development called The Marco on the northeast corner of the Dallas North Tollway and U.S. Highway 380. The project is valued at $2 billion and will include residential buildings, two hotels, office space, and retail shops.
A performing arts center operated by the city and school district will anchor the site. Various entertainment venues will also be part of the layout. Video from the developer shows the design includes a lagoon and a canal system surrounding the structures.
Blackard Companies, a real estate developer based in McKinney, is leading the project. The company has delivered $7 billion in real estate assets since 1981. Their focus includes building walkable, mixed-use communities. The recent council vote clears the path for construction to begin.
Officials stated that construction could start by the end of 2026. No exact timeline for full completion has been released. The zoning approval marks the final step before ground breaks on the site near the highway interchange.
The development will transform a large tract of land in the Prosper area into a multi-use village. Residents and businesses will share the new infrastructure. The project represents a major addition to the commercial corridor at the U.S. 380 and tollway junction.
The council’s decision allows Blackard Companies to proceed with the build. The site is now ready for initial construction phases. The project will include public spaces and private amenities integrated into the village design.
